While close to $1 billion in new base-area development and the planned Discovery Land Company’s Stagecoach Mountain Ranch property dominates the conversation about Steamboat’s real estate future, a quieter story is unfolding at the other end of the market.

Ranch estates, legacy homes, and private land holdings — the properties defined by acreage, setting, and craftsmanship — are available today at prices that reflect a market still in transition. Steamboat’s mid-year market report finds that resale properties remain below replacement cost heading into the most significant development cycle the valley has seen in a generation. 

Some of the best luxury homes we’ve seen in years are available for buyers to occupy now. Unlike in past years, when a buyer looking for a newer home needed to build, the quality of homes for sale today — priced from $3.5 million to $15 million — is better than it has ever been. At any given price point, there is no oversupply. What we see are more choices.
