Priced ahead of Steamboat's next development cycle

Construction fencing is up in Ski Time Square, dirt is moving, and the next chapter of Steamboat’s resort base has moved from rendering to reality. The Stockman Auberge Collection, Wildair, 1700 Ski Time Square, and a broader wave of base-area development representing close to $1 billion in new investment are coming, and most of it is several years from completion.

What’s available right now tells a different story. A select group of on-mountain properties, newly built, recently remodeled, or simply well-positioned, are ready for occupancy this summer. No extended timelines, and move-ins before the first chair of ski season.

While timing is one factor, pricing is another aspect for buyers to consider. In the spring, The Amble, the first new ski mountain condominium development to close in 16 years, closed 27 condominiums at an average of approximately $1,900 per square foot. The projects breaking ground now are expected to come to market at approximately $2,500 per square foot on average.



The properties below are priced at today’s market, which we expect will represent significant values in the very near future. It’s important for buyers to understand the scarcity of low-density options at the mountain base, from duplex and single-family residences to development land. Future new construction on streets like Christie Drive, Chutes Lane, and Poma Lane will have starting land values and construction costs exponentially higher than the properties built or underway today. The market needs to understand the impact of $1 billion in resort development on the local construction resources, combined with the impact of oil prices on materials.
