Developers Blue Sage Ventures and Orion Real Estate Development announced the formation of a joint venture to develop a site at the base area of Steamboat Ski Resort. Located at 1830 Ski Time Square Drive, the project’s conceptual development plan was unanimously approval by the city council in Nov. 2022.

Orion, a Jackson Hole-based real estate development and investment firm has been active across multiple states in the mountain west and is putting forth a concerted effort to move into the Colorado markets.

“We recognize the opportunity unfolding in Steamboat and are excited to participate in this project and to team with Blue Sage Ventures,” Orion’s Robert Huggins said.

Blue Sage Ventures acquired the site in 2014, the same year it started the redevelopment of 910 Yampa in downtown Steamboat.

“Joining forces with Orion makes sense because of the scale of this project; organizationally, it’s a natural fit due to complementary capabilities and work experience among the principals,” said Blue Sage’s Steve Shelesky, a part-time resident of Steamboat Springs.

The JV is excited by the prospect of delivering a value-added project to the community and looks forward to providing more updates as the project continues through predevelopment.
