Whistler Village represents entry level in townhomes

Prospective townhome buyers in the entry-level market have five choices at Whistler Village near Whistler Road and Skyview Terrace south of Walton Creek Road.
Joan Hart of Steamboat Village Brokers just sold a nicely remodeled version of the two-bedroom units for $329,000. It went under contract for that price in July.
However, other Realtors have three remaining listings clustered between $316,000 and $330,000. A fourth Whistler Village on the end of the long row of townhomes is priced at $372,000. It is listed by Ken Gold of RE/MAX Steamboat. The price difference can be attributed to a new bay window and ski area views.
Carolyn Nickum of Prudential Steamboat Realty has the townhome at 25 Cedar Court listed at $316,000. It’s close to the hot tub and pool.
Hart said the fifth active listing at Whistler came on the market Thursday. A sixth unit has a contract pending. Investors like Whistlers, in part because they are easy to rent, she said.
“They’re pretty ideal for long-term renters because of the washers and dryers,” Hart said.

Her experience at Whistler indicates just how rapidly property values here have risen in the past couple of years. She listed a Whistler Village Townhome in February 2005 and sold it 183 days later for $149,500. Her recent sale generated inquiries from other Whistler owners asking her what remodeling projects to undertake to achieve similar sales values.
Hart said she’s interested to see how quickly the current listings are absorbed.
Whistler Village, built in 1980, continues to attract a mix of investment buyers and young couples just starting out, Karen Hughes of Prudential Steamboat Realty said. She has the townhome at 18 Sequoia Court listed at $320,000. It offers a bonus in the form of a powder room built in the space under the stairs previously occupied by a broom closet.
“Very definitely, we’re seeing local couples looking at Whistler,” Hughes said. “But the last two people I showed it to were investors.”
The seller of the unit Hughes has listed is also an investor she said.
“The people I’ve helped sell their townhomes there have growing families,” Hart added.
The Whistler units measure 968 square feet and have two bedrooms and a washer/dryer closet on the second story. Their wood-burning appliances were converted to gas years ago. An exterior remodel added natural moss rock to the exterior within the past five years.
Many of the interiors have been upgraded.
Hart’s listing boasted tongue and groove ceilings and laminate wood flooring.
Karen Beauvais of Coldwell Banker Silver Oak, Ltd., said Whistler Village units are sought after precisely because they are townhomes with no neighbors above or below.
“The reason they’re getting the prices they are getting is that you can’t build them anymore for that. You get two bedrooms, a nice pool and hot tub, and you could walk to the ski area or take the free bus. That’s a value,” Beauvais said.
Her sellers at 10 Cedar Court would like the opportunity to lease the townhome back from the new buyer.
