Three retail buildings planned for U.S. 40

— Jerry Stanford of VGS Enterprises in Steamboat Springs is proposing three new retail buildings for the U.S. 40 corridor between downtown and the ski mountain.

Stanford and his partners are proposing to build a total of 23,400 square feet directly north of the new Kum & Go.

Architect Jan Kaminski of Mountain Architecture-Design Group said the plan calls for one-story buildings in order to preserve the views motorists on U.S. 40 enjoy of the botanic park and Emerald Park behind the development site.



“Architecturally, a single story building at approximately the same grade as the Kum & Go provides better visual contact with Emerald Park and the river corridor than a two-story building would,” Kaminski said.

Kaminski added that the new buildings, the largest of which is 12,000 square feet, would employ similar building materials, mass and scale to the Kum & Go.



The site plan for the development indicates the project would create a new U.S. 40 entrance directly opposite the existing entrance for the Ramada Vacation Suites Hilltop on the east side of the highway. In addition, Kaminski said, his client is interested in a connecting entrance through the Kum & Go lot to access the stoplight-controlled intersection with the highway at Anglers Drive/Chamber Drive.

The retail buildings would be separated from the highway by a strip of open area and a concrete trail. The smallest of the three buildings would be closest to the highway in the proposed plan, partially screening the parking lot from view.

Kaminski declined to speculate on whether VGS is in negotiations with any prospective tenants. Stanford could not be reached for comment on April 21.

The new retail development has not been assigned a city planner, and no public hearings on the matter have been scheduled.

In other documents filed at City Hall late last week, David and Marilyn Brotherton are seeking a permit to build a 6,000-square-foot office and warehouse facility with 3,600 square feet of detached storage in the Blue Mountain Subdivision on County Road 129 (Elk River Road). The building would share an entrance with the Steamboat Springs Congregation of Jehovah’s Witnesses church.
