Developers plan to break ground Monday on Sierra View
After just a couple of months of advertising, almost two-thirds of the available lots in the planned Sierra View subdivision in Oak Creek have been reserved.
Developers plan to break ground on the 53-lot development, on the south end of town between Bell and Moffat avenues, Monday.
Listing broker Ron Wendler of Colorado Group Realty isn’t surprised by the interest in the subdivision, which offers reasonably priced lots in a town with few building sites available.
“It gives someone the opportunity to have some affordable land to build a home,” Wendler said.
Building and pricing of the lots are based on three phases. Thirty-six lots, including two zoned for duplexes, one four-plex lot and two eight-plex lots, comprise the first two phases of the project, which Wendler expects will be complete in October.
First-time homebuyers, Oak Creek residents and spec homebuilders have reserved all but 21 of those lots, he said.
The single-family lots are between 0.15 acres and 0.3 acres and range in price from $42,900 to $69,900. Multi-family lots, priced between $56,900 and $160,000, vary in size from 0.3 acres to almost a full acre.
All of the duplex and multi-plex lots are reserved, however, potential buyers interested in the lots may add their names to a waiting list. Contracts will be established when the subdivision plat is completed, Wendler said.
Wendler will take reservations for the third phase of the development — comprised mostly of single-family homes bordering ranch land — when the first two are sold out. He’s optimistic half of the third phase will be sold out by the end of the year.
The Sierra View subdivision, which sits above Oak Creek and offers 360-degree views of the valley and Flattops, has been earmarked for development in the town’s comprehensive plan, said Tim Geiger, who is part of the Sierra View Development Group.
Co-developers Dave Tweedy and Jim Browning have owned the land for about 10 years. “We’ve had a lot of people approach us — people that have moved into the area and would have liked to live in Oak Creek, but there just wasn’t anything available to build on,” Geiger said.
The variety of restaurants and stores in Oak Creek, as well as its potential as an artisans’ community, make the town an attractive option for people looking for affordable living within a community atmosphere, he said.
“I see the small-town appeal,” Geiger said. “Oak Creek will never be massively big … but this adds to Oak Creek.”
All lots in the subdivision will have electric and phone services and paved streets, as well as more than 2 acres of shared open space.
The subdivision also will have a public park, and developers will be doing off-site improvements, such as upgrading water lines and adding fire hydrants and guardrails that will benefit nearby neighborhoods, Geiger said.
Modular and stick-built homes may be built in the subdivision, as long as plans fall within parameters established by a design board.
High-pitched roofs and long overhangs are among the relaxed covenants meant to make the subdivision look nice and protect homeowners’ investments, Geiger said.
“We don’t want to make it hard on anybody to build and have an affordable place to live,” Wendler said.
