Stonewood offers luxury, value

You could see it in entry-level townhome projects such as the Willows on Chinook Lane, where exterior building materials such as heavy timbers and stone went beyond what other developers were providing at similar price points. Today you can see it in the $1.4 million townhomes under construction in Stonewood at Eagleridge. If you look closely, you can see it in Kimberly Kreissig’s inability to resist achieving creative new ceramic tile designs in almost every luxury townhome at Stonewood.

The Kreissigs, Kim and her husband, Peter, make an interesting development team. They started with custom homes, then advanced to some standout townhome projects. Pre-construction prices at The Willows and Bear Meadows were in the $300s and $400s per square foot.

Today, they are building some of the most impressive luxury duplexes at the base of Steamboat Ski Area.

“We’re just completing construction of Phase II this fall,” Kim Kreissig said during a brief break from preparing a new unit for an open house.

She is a licensed Realtor with Prudential Steamboat Realty, and her husband is the general contractor for the project. It consists of 23 duplex and triplex units perched on a hillside that offers views in three directions, taking in the slopes of Mount Werner, Emerald Mountain and the Flat Tops. Stonewood overlooks the Wildhorse Meadows site, a project that is fueling intense interest in the redesign of Steamboat’s resort base.

“Being close to Wildhorse has been a plus,” Kreissig said. “They’ve been great to work with, and our office was very busy during their lot reservation process.”

The Kreissigs have come up with four floor plans to make the best of the building site, which is perched on a steep hill.

The result has been split-level homes creating separate living zones separated by half-flights of stairs.

The size of the homes varies from the 2,788-square-foot Maplestone floorplan to the 3,800-square-foot Pinestone. At that level, buyers gained the advantages of an adaptable media room that could also serve as a children’s rumpus room. Yet, there still is a large recreation room on a separate level from the master and guest bedrooms. It has ample room for a wet bar and billiard table.

The Pinestone and Oakstone floor plans also offer junior master suites, and the option is available to convert the media room into an additional master suite.

Although Stonewood Development offers a dozen owner upgrades, such as steam showers and faux paint, Kim Kreissig said Peter’s goal has been to offer finish levels that include many of the “upgrades” buyers want most. Finish levels at Stonewood include ceiling fans in all bedrooms, stone slab countertops in kitchens and master bathrooms, stainless steel appliances, alder cabinetry with a distressed finish, large areas of hardwood flooring, tongue and groove knotty pine ceilings in some rooms, large stone fireplace surrounds trimmed with distressed timber mantles and rustic hardware on all the interior doors.

Kim Kreissig is working with interior designer Kay Combs and Romicks’ Home Collection to provide furnishing packages for Stonewood buyers who desire them. She intends to offer several of the unsold Phase II units for sale as furnished units.

The property management company at Stonewood is Steamboat Resorts.

“We’re very flexible with the owners and how they want their unit configured,” Kreissig said.

The residences at Stonewood are priced at an average of $426 per square foot, a price point that compares favorably to similar developments, according to Kreissig’s research.

Of the nine homes in Phase II, five are under contract and four are available with prices beginning at $1.2 million. Construction on the four buildings (10 homes) in Phase III will begin in the summer. Two of the Phase II homes have been reserved at $1.7 million. Prices begin at $1.509 million.
