Steamboat Springs home sale claims highest price in city history

A Steamboat Springs home sale broke records Wednesday after selling for $17.45 million.

The Agency Steamboat Springs announced a record-breaking home sale of $17.45 million this week, marking the highest sale price ever recorded in Steamboat Springs real estate history, according to a news release from the real estate firm.

According to the release, the ski-in, ski-out home, named “Over the Edge” and located at 2965 Trails Edge, has 7 bedrooms and 7.5 bathrooms as well as a two-story gym, sports simulator, climbing wall, home theater, ski storage room, heated outdoor pool, cold plunge and dry sauna, all included in a total of 9,950 square feet of space.

“The sale of ‘Over the Edge’ is a defining moment for Steamboat real estate,” said Chris Paoli, managing partner of The Agency Steamboat, in a statement. “It reflects not only the extraordinary appeal of this home but also the growing prestige of Steamboat Springs as a premier destination for luxury living in a ski town.”

Originally built in 2007, the home was fully renovated in 2022, according to Jessica Stanford, real estate agent with The Agency Steamboat Springs.

According to the Routt County Assessor’s Office, the previous owners purchased the home in April 2021 for $10 million.



On the assessor’s office website, the previous ownership of the home is under Black Elk Ranch LLC, a company with an address listed in Bellevue, Iowa, that was incorporated in 2020.

The 2022 property assessment determined the land to be worth over $3 million, and the “improvement value” was worth over $9.5 million, totaling over $12.5 million in total value. Since then, the property value has increased by over $4.8 million.

According to Stanford, the second-highest home sale in Steamboat Springs was in Storm Mountain Ranch in September 2023, totaling $15.65 million.

When speaking about the previous owners, Stanford stated that “they’re incredible people” who have been “very philanthropic” in the community.

Stanford added that The Agency has represented the owners on “numerous transactions.” The owners were ready to sell Over the Edge after the extensive renovations were completed.

While the home was for sale, The Agency marketed the home through drone footage and photo shoots. Stanford said it took “blood, sweat and tears” to sell the property.

According to Stanford, Over the Edge is one of seven “true” ski-in, ski-out single-family homes in Steamboat Springs, contributing to the high price tag on the property.

“We said, ‘How do we make it special? What’s different about this place?'” Stanford said. “Once we figured out there were only seven ski-in, ski-out single-family homes in the area, that was our outlier and we threw that into some marketing pitches … It was such a great opportunity to be able to represent something so iconic in Steamboat.”
