Steamboat Springs City Council to consider accepting bids for Iron Horse

— The city of Steamboat Springs could soon start accepting bids and development proposals for its once-defunct hotel that is currently serving as workforce housing for several Sheraton Steamboat Resort employees.

On Tuesday night, the Steamboat Springs City Council will consider approving a request for proposals, or RFP, for the Iron Horse Inn.

City staff is recommending that proposals for the property, which includes a hotel building and a separate building of studio apartments with month-to-month leases, be accepted through April 16.

Staff will also ask the council whether it wants to limit the types of proposals to anything like affordable workforce housing, redevelopment or new management of the property.

With the Sheraton Steamboat Resort’s lease of part of the Iron Horse set to expire in the spring and with developers continuing to express interest in the property, the city turned to the council to ask what the city should do with the hotel in the future.

The possibilities range from the sale of the property to maintaining the status quo to finding someone else to operate and manage it.

“It’s an easier conversation to have once there are some real possibilities out there,” council member Kenny Reisman said in January before the council voted to have the city bring back an RFP.

Council members have differing views of what should ultimately happen at the property.

Some, like Sonja Macys, said they are attached to the idea of having the property serve as affordable housing.

Others, like Bart Kounovsky and Tony Connell, want to consider a range of proposals.

Council’s discussion came as the Sheraton expressed interest in extending its lease through the summer.

The city has spent $183,000 on repairs and maintenance at the Iron Horse since January 2011, according to city staff.

Staff estimates the property will require significant and costly repairs like electrical and plumbing upgrades and a roof replacement in the future.

The Iron Horse, which sits along the Yampa River Core Trail just south of downtown, was recently appraised for $1.6 million.
