On the Market: New statute will aid commercial brokers

— Summit County attorney Noah Klug recently wrote in the Summit Daily News that commercial brokers will have new leverage to pursue commissions by late summer.

Previously, Klug wrote, if a Colorado real estate broker earned a commission for landing a commercial tenant and the owner did not pay the commission, the broker typically had to sue the owner to collect the commission (or, in the case of a broker working on behalf of the tenant, to submit the dispute).

A new statute effective in August will give commercial real estate brokers the power to encumber the leased property with a broker lien that can be foreclosed to recover the commission, Klug wrote.

Seide joins Colorado Group Realty as broker

Gabriele "Gabby" Seide is the newest broker/associate at Colorado Group Realty.

Seide's career in real estate began in Laguna Beach, Calif., in 1984 with Grubb & Ellis. Most recently, she worked with Old Town Realty in Steamboat. She has been licensed in California and Florida, as well as in Colorado. She also holds a degree in hospitality and tourism management from Monterrey Community College.

Seide and her husband, Gabe, moved to Steamboat Springs in 1987 and started Montana Log Homes of Colorado. They have built more than 90 log homes in Steamboat Springs and beyond, employing 12 people.

Training for CGR brokers means clients benefit

Call it spring training, but for the 60-plus real estate professionals of Colorado Group Realty, the past several months have been spent goal-setting and evaluating sales systems in groups and one on one.

CGR has teamed up with real estate and marketing consultant Don McLean, a former real estate broker with more than 30 years of Colorado resort marketing experience, for a coaching program that offers agents tools to better assist clients and support their own business practices.

As a firm, CGR has been strategizing with McLean to strengthen its markets and brand pillars of teamwork, local knowledge and community involvement. Individually, sessions have covered the new-and-creative to the tried-and-true ways to structure transactions in today's challenging market.

"One area CGR is focusing on is to help property owners trade up or down depending on the buyer or seller needs," McLean said.

Mike Autrey, a real estate broker for 37 years and one of CGR's broker/owners, sees the benefits of CGR's coaching and training program.

"No matter how many years you've been in the business, you can always learn from someone outside of your market that can critique you from the outside," Autrey said. "In Don's case, it's even better because he's got so much experience working in mountain communities like ours."

McLean trained and worked under real estate industry leaders Harry Frampton and Mark Smith, of Vail Associates/Beaver Creek Properties, from 1981 to 1985 before joining the Telluride Real Estate Corp.

McLean relocated to Steamboat with his family in 2006 from Telluride after selling his real estate firm and is currently involved in several real estate projects in the Telluride/San Juan region.
