New software empowers users
Property searches just got easier at Routt County Clerk's Office
Steamboat Springs — A new software package should make Internet searches for Routt County real estate documents more effective, Clerk and Recorder Kay Weinland said last week.
Weinland predicts the new software will empower Realtors and other development professionals, as well as the general public, in their search for property records. The key to the software is its ability to allow users to search by varying criteria.
“I’m very excited about our new records access,” Weinland said. “It’s a powerful system. Realtors and appraisers will use it for professional reasons, but the public will make use of it, too.”
In the not too distant future, Weinland anticipates Internet searches of records in her office will mesh well with records in both the county assessor’s and treasurer’s offices.
“We’re still going through some growing pains — we’re almost current,” Weinland said.
Realtors, surveyors and attorneys often search for real estate sales in the form of “warranty deeds,” which reflect buyers, sellers and purchase prices.
Now searches can be made based on more sets of criteria — the actual amount of the sale, the subdivision or a price range of the searcher’s choosing, Weinland said.
Visitors to the county Web page can choose from a menu of documents they would like to search from, building their own combinations. For example, they can search the entire county for real estate that sold for $750,000 in an effort to gauge the competition.
Or homeowners might search transactions in their neighborhoods to see where they think their house fits in with comparable sales.
“You could also search by legal description, which is pretty cool,” Weinland said. People who have obtained the legal description for a specific piece of real estate at the Assessor’s Office could then search previous recorded sale prices for that property.
The system pops up facsimiles of actual documents on the Internet, and it currently has limited printing capabilities. People who want to print a document should consider visiting the Clerk and Recorder’s Office in the Routt County Courthouse.
