STEAMBOAT SPRINGS — With single-family homes, and in particular, new construction family homes in short supply in the Steamboat Springs real estate market, there are clear signs that construction crews plan to work through the winter in Wildhorse Meadows. The neighborhood is just downhill from the Steamboat Ski Area base, but connected to the ski slopes via its own public gondola.
There is one foundation poured, and another excavation underway in The Range single-family neighborhood on Bronc Buster Loop in Wildhorse.
And, nearby, two small-footprint, three-story modern homes in Flat Tops at Wildhorse are close to being dried-in. Two more shallow concrete foundations are waiting for the next two construction starts there.
According to the Routt County Regional Building Department, the last two permits issued on Flat Top Court were valued at $400,000 and $425,000 (not including land costs and appliances, for example), suggesting that the home packages, with flat rooftop decks and big views of Emerald Mountain can be built for less than $1 million.
Melissa Gibson of Land Title Guarantee Company in Steamboat Springs reported in October that year-to-date, new construction sales of homes in Routt County in 2017 as a percentage of gross sales, were up 5.95 percent over 2016.
A search of single-family detached homes in the city of Steamboat and close-in suburbs, which doesn’t take into account homes that aren’t listed in the Steamboat Springs Multiple Listing Service, shows six homes listed for sale in the $500,000 range, eight priced in the $600s if you include three priced at $699,000, three more in the $700’s and seven in the $800s.
There was just one single-family home in the Steamboat city limits listed for sale in the $400,000 range — a 1,308-square-foot home on Conestoga Court, with an asking price of $415,000.
Flat Tops development team member Kerry Shea told Steamboat Today this year that their goal was not to see prices for homes on lots go north of $1.5 million. The different models of homes there range in size from 1,759 square feet to almost 3,000.
The development model is different in The Range subdivision, with independent custom homes built by a variety of contractors. A 0.23-acre lot at 2743 Bronc Buster Loop is listed for sale by Randall Hannaway and Kevin Dietrich of Colorado Group Realty at $365,000.
Realtor Chris Wittemyer of Steamboat Sotheby’s International Realty sold lot 34 in The Range this year for $300,000. It was listed by his colleagues Arlene Zopf and Andrew Zopf. It was deemed desirable, in part, because it backs up to a development open space and a completed children’s playground.
