Real estate firm moves into Yampa River Office Park
Steamboat Springs — Mason & Morse Real Estate is moving offices in an attempt to increase its visibility and grow its sales staff.
The real estate company has opened an office at the Yampa River Office Park, the new building at the corner of U.S. Highway 40 and Walton Creek Road. The company will keep its downtown showroom on Lincoln Avenue, but will move out of its administrative offices on Ninth Street.
“This is highly visible for both locals and out-of-town guests,” said Tony Walton, who is the managing broker and partner at Mason & Morse.
The new office will be four times the size of the Ninth Street office and will double Mason & Morse’s staff to 12. Walton said the finishing touches are being made to the new 4,000-square-foot office and it is opened for business.
Since the company has done quite a bit of work in recent projects like Catamount, having an office near the south valley was another key consideration to moving east of town.
Looking at the large amount of commercial space available in town, Walton said the location, visibility and price made the office building the best choice.
“We felt the financial commitment was reasonable,” Walton said. “We added everything up and this was the best space available for us.”
Although new staff is being hired, Walton said he is not quite ready to release who will be joining the company. Mason & Morse focuses on land sales and vacant land parcels, but is open to all forms of real estate.
Walton said the company did not want to give up its presence in Steamboat’s downtown core and thus will keep its Lincoln Avenue showroom.
“The Lincoln Avenue office has been very good to us for the last few years, so it didn’t make any kind of sense for a new site,” Walton said.
The new Yampa River Office Park is along the Yampa Valley Core Trail and Walton said it is about 30 steps from fishing the Yampa River.
The office building also has a shared patio in the back that will look onto Emerald Mountain and the Yampa River.
The 12,000-square-foot building is about 90 percent leased. The Commercial Property Group, which is the real estate company leasing the building, has moved into about a third of the building. Having the building 90 percent leased bodes well for his company, Walton said.
“We didn’t want to be the only company here with vacant spaces on either side,” he said.
