Lithia Springs adds to Fairview housing supply

— On a quiet street in Fairview, where a pair of metal storage buildings once stood, Steamboat Springs developer Thaine Mahanna is preparing to create four single-family homes before the end of the year.

The four manufactured Heritage homes comprise the Residences at Lithia Springs. They will range in size from 1,900 to 2,400 square feet plus unfinished basements. The asking prices range from $620,000 to $690,000.

“I think we’ve hit a really good price point,” Mahanna said. “There’s really nothing new in this price point” on the market.

He hopes Routt County families will be able to purchase the homes.

“It’s a local’s neighborhood,” he said. “But I wouldn’t be surprised, if people from out of town looked at them” He pointed out that they are in easy walking distance to hiking and skiing trails on Emerald Mountain and within cycling distance of the library and Yampa River Core Trail.

It’s not without a note of irony in his voice that Mahanna observed that his home, at 1,600 square feet, doesn’t offer as much livable space as the homes he is developing in Fairview.

“I looked at everything I don’t have and need in my house and tried to include them in these homes,” he said. “We put a lot of thought into the design because we’re working with narrow lots.”

He said that because of the quality of construction, he’s not saving a great deal in construction costs by going with prefabricated homes.

However, the ability to avoid a lengthy construction loan and the resulting interest costs represent a savings to developers.

The homes’ features include stainless steel appliances, alder kitchen cabinets, hand-textured walls and jetted tubs in the master bedrooms.

The homes will have pre-fabricated basements using a concrete and wood component system.

The largest of the four homes has a full basement, the others have partial basements. One offers a separate outside entrance and is zoned for a caretaker unit.

Mahanna said he included basements so homeowners could take advantage of the unfinished storage room or finish them into home entertainment rooms.

The homes are energy efficient with R25-rated insulation in the walls and R50 in the ceilings, he said. Exterior finishes will be painted Hardiplank (cementitious siding).

Steamboat Springs contractor Crystal Peak Combined, which has a long history with Heritage Homes, will erect the homes on site.
