Hotel without parking proposed for Hayden

— A Hayden landowner has approached the town about building a new hotel, restaurant and bar on a vacant lot downtown.

Rob Orr, of Yountville, California, submitted a formal site plan to the town on May 16.

He is proposing a two-story building with a 26-room hotel on a lot at North Walnut Street and East Jefferson Avenue across from Yampa Valley Brewing Company.

On May 27, the town determined the site plan was incomplete due to 11 deficiencies.

The Hayden Town Council will review the proposed project during its regular meeting Thursday. Staff members will give their reports at 7 p.m. and the meeting will begin at 7:30 p.m.

During the meeting, the council will have a discussion about planning related to the hotel and possible development behind townhomes located on Sonesta Court.

“Both items have the potential to be very beneficial to the town of Hayden but also could have several impacts that might be costly to the town in the long run if not handled properly at the beginning of the planning process,” Acting Town Manager Greg Tuliszewski wrote in a report.

One of the chief concerns with the hotel project is there is no plan for parking.

“The obvious benefit to the town is the increase in business, local available rooms for travelers and hunters,” Tuliszewski wrote.

Orr cited a University of Colorado parking study that he said indicated there would be adequate on-street parking for the hotel.

According to town codes, the proposed hotel development would require 38 parking spaces for guests, patrons and employees. Orr’s plan does not call for any on-site parking.

“Those are going to be an issue, and they are going to have to be resolved,” Mayor Jim Haskins said Wednesday.

The town council will also consider some options that would allow for development on Sonesta Court.

The issue is the current approved plan for the site is expired.

The town could extend the plan and require the developer to update the plan to be in compliance with current land use codes, regulations and current building codes.

The town could also require the developer to go through the entire planning process again.
