City planners to act on 28-unit development

— City planners are scheduled to act tonight on the final development plan for a 28-unit subdivision on Hilltop Parkway.

The Steamboat Springs Planning Commission will review the development plan for Fulton Ridge, which includes seven buildings on a 2.6-acre, vacated site of sage and grassland, south of the Eagle Point subdivision and west of the Mountain Vista subdivision. The buildings include one duplex, five townhouses with four units each, and one condominium building containing six units.

The project applicant for Fulton Ridge is Jeremy MacGray of Capstone Endeavors, LLC, in Steamboat.

Because of the city’s inclusionary-zoning ordinance, the project’s housing plan is required to include 4.44 units of affordable housing. Capstone Endeavors has proposed to build four affordable units, each 926 square feet in size, on the site, while paying a fee of $10,604 in lieu of the remaining requirement.

No building variances are requested in the project’s development plan. Planning staff has recommended that the Planning Commission approve the subdivision tonight.

If the subdivision is approved, the Steamboat Springs City Council is scheduled to discuss Fulton Ridge at its meeting Oct. 17.
