One Steamboat Place proposal includes residential, retail space

What: Steamboat Springs Planning Commission meeting about One Steamboat Place

— The Steamboat Springs Planning Commission tonight will review plans for One Steamboat Place, a major development at the base of the Steamboat Ski Area.

One Steamboat Place is a 440,660-square-foot residential and commercial project that might be located in a vacant parking lot adjacent to the gondola, off of AprÃs Ski Way and below Mount Werner Circle.

The project is mixed-use because it will include residential as well as commercial space. It would be one structure with three separate wings. There would be a parking garage, a pedestrian plaza connecting Mount Werner Circle to the foot of the ski hill and an upper terminal of a new gondola connecting One Steamboat Place with the proposed Wildhorse Meadows project. The Wildhorse Meadows project will be up for review by the Steamboat Springs City Council on July 18 and 25.



One Steamboat Place would feature 83 residential units, including 38 wholly owned condominiums, 42 fractional ownership condominiums and three employee units. The remaining 227,000 square feet would include: 15,000 square feet of commercial space, 36,000 square feet in interior amenities, 60,000 square feet in building services and 116,000 square feet of parking and driving areas.

One Steamboat Place is what planners call a planned unit development project. Planned unit developments occur when developers request enough variances from city code that they are required to provide significant public benefit to outweigh the variances.



Potential public benefits planned for the project include employee housing, economic sustainability and public facilities.

The commission will review the project’s development plan, which addresses issues such as mass and scale. The development plan is not the final step in the planning process. Commissioners and council members also must approve the final development plan, which focuses on architecture.

Also tonight, commissioners will review a development plan application for a real estate sales office for the project. The office would be located on the ground floor of Torian Plum.

The planning commission is a recommending body to the City Council. For the development plans to reach final approval, they will have to pass council review. A date for that meeting has not been set.
