All the real property, together with improvements, if any, situate, lying and being in the County of Routt and State of Colorado, described as follows: Condominium Unit 27, Building No. 3, Powder Ridge Condominium, as shown on the Condominium Map recorded December 18, 1975 under Reception No. 259012 at File No. 7871 and as defined and described in the Amended and Restated Condominium Declaration for Powder Ridge Condominium recorded November 5, 1991 in Book 667 at Page 1842, County of Routt State of Colorado. Tax ID#:1467-0302-7 Being all and the same lands and premises conveyed to Dawn G. Schiesser by Jansen Living Trust in a Warranty Deed executed 1/25/2007 and Recorded 1/25/2007 in Insturment No. 651315 of the Routt County, Colorado Land Records. 24 month chain. Being all and the same lands and premises conveyed to Jansen Living Trust by Michael C. Krause in a Warranty Deed executed 7/31/2000 and recorded 8/1/2000 in Instrument No. 531120 of the Routt County, Colorado Land Records.

NOTICE OF SALE

The current holder of the Evidence of Debt secured by the Deed of Trust, described herein, has filed Notice of Election and Demand for sale as provided by law and in said Deed of Trust.

THEREFORE, Notice Is Hereby Given that I will at public auction, at 10:00 A.M. on Wednesday, 02/16/2011, at Office of the Public Trustee, Routt County Courthouse, 522 Lincoln Avenue, Steamboat Springs, Colorado 80477, sell to the highest and best bidder for cash, the said real property and all interest of the said Grantor(s), Grantor(s)’ heirs and assigns therein, for the purpose of paying the indebtedness provided in said Evidence of Debt secured by the Deed of Trust, plus attorneys’ fees, the expenses of sale and other items allowed by law, and will issue to the purchaser a Certificate of Purchase, all as provided by law.
