Dude ranch for sale
A popular guest ranch near Clark is for sale.
The upscale Vista Verde Guest Ranch on Seedhouse Road recently was listed for $14.5 million with the Aspen-based Mason & Morse Ranch Company.
Ranch broker Ted Schaal said the ranch’s owners, John and Suzanne Munn, are ready to retire from the business.
The couple, who were not available for comment, has owned the ranch since 1991.
It originally was homesteaded in 1916 on 160 acres. A subsequent owner expanded the ranch to include 540 acres, its current size.
The ranch, which has operated as a modern-day dude ranch since 1975, includes nine spacious guest cabins, a “universal” cabin and elegant main lodge.
Since arriving at the ranch, the Munns have rebuilt or renovated most of the buildings, Schaal said.
Each cabin has a different floor plan and distinctively different interior decoration. The main lodge seats 52 guests and includes a year-round sun porch and three roomy guest rooms with private balconies.
Plush accommodations, gourmet “ranch” food, as well as a plethora of activities year-round are geared to giving guests a rustic, yet luxurious experience at Vista Verde.
Schaal said existing summer and winter business is strong at the ranch, which offers recreational activities including horseback riding, mountain biking, fishing, elk hunting, cross-country skiing and sleigh rides.
The fully furnished and equipped guest ranch is for sale as a turnkey operation. Schaal said it’s ideal for “somebody who wants to run a very, very upscale dude and guest ranch.”
In addition to summer and winter business, future owners might consider renting the ranch as a corporate retreat in the spring and fall, he said.
“It’s a property that lends itself well to corporate retreats,” Schaal said.
Bordering more than 1 million acres of Routt National Forest land, 225 acres of the Vista Verde property are irrigated. The remaining land is made up of aspen groves, pastureland and pine-covered hillsides.
Conservation easements protect most of the property from development.
