Developers plan condos at Christie Base

A group of developers is proposing an eight-story condominium building adjacent to the Steamboat Ski Area at the upper end of Ski Time Square.

Currently known only as “Christie Base Parcel B,” the project would include 43 condos ranging in size from 1,966 to 5,197 square feet. Christie Base B entered the city planning process last week. No public hearings have been scheduled.

The 1.6-acre site is a triangular piece of ground between the Antlers townhomes and the Thunderhead Lodge parking lot. It is occupied by a turnaround for the city bus system and a modular building that houses the Yampa Valley Medical Center Triage Facility, where injured skiers are transferred to the hospital.

The principal developers are Kenneth Rotner of New York and Ken Gold of Steamboat Springs. The final development group could include other members of the group involved with the Antlers, Elkhorn and Cimarron projects.

The plan calls for two levels of parking underneath the condominium units, and the upper parking level also would house a new skier triage facility.

The building would be fronted by a circular drive (bus turnaround) leading to a lobby and check-in desk. Tentative building plans call for three elevator shafts with some of the larger condominiums offering private access to the elevators within the units.

The two largest units, 5,197 square feet and 4,015 square feet, would be built on levels seven and eight, respectively.

The majority of the condominiums on levels two through five would range between 2,455 and 3,195 square feet.

Christie Base B is among several large condominium projects ringing the base of the ski area that have entered, or are about to enter, the planning process. The others include Aspen Ridge, One Steamboat Place and Bear Claw Three.

City planner Brian Bavosi, who has been assigned to work with the Christie Base developers, said the city planning staff would like to review the large condominium projects in accordance with provisions of a new ski base area plan that is in the formative stages. The city has hired a consultant to work on the base area plan after approving the creation of an urban renewal authority. The URA would help to fund improvements to public property at the base of the ski slopes.

“As a staff, we hope that what comes of the base area plan is a series of public and private improvements, identified by parcel, as well as an architectural palette that would be a skeleton blueprint of what’s required for infill development and redevelopment at the base of the ski area,” Bavosi said.

Gold said he has told city planning staff he wants to be responsive to that goal, while moving forward with his project. But he doesn’t think he can wait for the completion of a base plan that is months and possibly years away.

“We want to be a catalyst for the base area plan and set a benchmark for how other projects are developed,” Gold said. “At this point, there is no benchmark.”

Christie Base B, as proposed, would exceed building height and size requirements in its zone district. Gold said the size of the project is in keeping with the city’s stated goal of concentrating density at the base of the ski area.

The project would total slightly more than 178,028 square feet.
