Changes at Catamount

Developer and original sales agent decide to part company

— Catamount Ranch & Club has closed its Lincoln Avenue sales office and is seeking a presence at the base of the ski mountain.

At the same time, Mason & Morse Real Estate, the original sales agent for Catamount, is preparing to move into the former Catamount office at 708 Lincoln.

Tony Walton, managing broker of Mason & Morse said his firm and Catamount have mutually agreed to sever their business relationship.

Catamount’s original three projects in the Yampa Valley are largely sold out. What remains to be sold are six duplex units in The Cabins at Lake Catamount and four of the homestead lots at the lake about 7 miles south of Steamboat.

The homesteads range in price from $609,000 to $1.15 million. The duplexes range from $835,000 to $985,000.

“We had a great relationship with Mason & Morse,” Catamount spokeswoman Jody Patten said. “They sold 88.5 percent of what we had available. We just felt it was time for a change.”

Walton said that upon mutually agreeing to end their business relationship, Catamount informed him it would give up the sub-lease of the downtown office.

“That was completely OK with us,” Walton said. “We were more than happy to step into the breach. Especially in today’s real estate market, we want to capture as many buyers and sellers as we can get, and we think that’s an ideal location.”

Patten said Cordillera/Catamount feels a mountain location would be to its advantage.

Walton said he’s very proud of Mason & Morse’s sales record with Catamount, and especially of that fact that of the $65 million in Catamount product his office sold, 43 percent of the sales stayed in house.

“That’s very good. That’s unheard of,” Walton said.

Walton’s firm has the listing on the latest phase of the Sanctuary luxury home subdivision, and that remains a very important piece of business. He anticipates moving into the new offices from the current Mason & Morse location on Ninth Street no later than Thanksgiving, and possibly sooner. Realtors working with him in that location will include Steve Asbury, Bill Elder, Lee Findell and Ted Hoffman.

Patten said Cordillera, the Avon-based managing partner of Catamount, has solicited “bids” from several real estate brokers to sell the balance of the Catamount building lots in the original three offerings. The original offering of lake property homesteads totaled 40 lots of 3.5 to 4.9 acres. Also at the lake, Catamount developed 22 duplex units, or cabins.

The 25 original golf property lots, closer to Steamboat, sold out.

Catamount announced its newest development, Spirit Ridge, in August. It will create 19 home sites of 35 acres or more overlooking Pleasant Valley. The development is south of Lake Catamount. It will offer golf memberships both at Catamount and at cordillera near Beaver Creek.

The listing broker for Spirit Ridge is Steamboat Village Brokers.

Patten said Catamount membership director Sheila Wright will work temporarily out of the golf course clubhouse this winter. Construction on a permanent golf clubhouse, which will include a public restaurant, is under way.

Cordillera has not hired a replacement for former president and general manager Mike Beckley, who resigned in March. Joe Petrash, vice president of club operations for Cordillera, continues to perform Beckley’s former duties in Steamboat. They include oversight of the golf course operations at Catamount Ranch, as well as homeowner and community relations.
