Steamboat Springs — Rocky Peak Village reports strong sales
Sales of new homes at Rocky Peak Village have been active, according to a news release from the development's brokers. In three weeks, all four recently completed units were sold. The company has also accepted three pre-construction contracts for units that will soon be under construction.
The development features homes designed with a mountain craftsman aesthetic. Floor plans offer options for an office or den. The homes are three to four bedrooms, three to 3 1/2-baths and have heated, two-car garages.
Set on a hilltop and surrounded by mountains, brokers said the neighborhood is reminiscent of a Tyrolean hamlet — the area from which developer/builder Peter Kreissig's family hails. The low HOA dues decrease with completion of each new building.
Each room is flooded with natural light. Outdoor entertaining spaces and fine finishes complete the package, which also provides for ample storage, brokers said.

"We just broke ground on another building last week. At the rate we're going, build out of the subdivision will be complete in March 2018," Kreissig said. "For those who make a pre-construction commitment, these are semi-custom homes. We work with all our buyers to ensure each home meets their specific needs."

Steamboat Real Estate welcomes new broker associate
Steamboat Real Estate, Inc. welcomes Tara Yohannan, broker associate, to its team.

Yohannan, an avid skier, mountain biker, whitewater river guide and all-around outdoor enthusiast, has — along with her husband, John — called the Yampa Valley home since 2001.
Yohannan worked for Steamboat Springs law enforcement for nearly five years, which allowed her to gain knowledge about the area and neighborhoods.
She also spent nine years as operations manager and then database administrator for a local registered investment advisor that Barron's ranked among the world's Top 20 hedge funds in 2013, 2014 and 2015.
Both careers built Yohannan’s skills, including the importance of confidentiality, integrity and transparency, she said. Yohannan thinks those skills, along with her familiarity with the community, strong work ethic and eye for detail, will help her in her work as a real estate broker.
Yohannan said she is enjoying working and living in Steamboat Springs.

SSIR touts revamped website
Steamboat Sotheby's International Realty has launched a new responsive website with new property search technology.
Brokers said the website serves as a useful first step for homebuyers, according to a release from SSIR announcing the site.
Websites today are creating more informed homebuyers and saving shoppers lots of time by eliminating the need to drive around viewing every property, SSIR officials said.
A 2016 study by the National Association of Realtors found that 89 percent of home buyers used a website in their search, and 57 percent used a mobile app or website. And 42 percent of house hunters looked at online listings before contacting a real estate agent.
But SSIR brokers said websites such as Zillow and Trulia often contain misinformation.
"Clients request information about a house they found on the website Zillow, only to find out the house isn't for sale or the price estimate is wrong," said Nancy Ihlenfeldt, SSIR marketing director. "'Zestimates' have been found to be overwhelmingly inaccurate."
SSIR officials said the company's revamped website, still steamboatsir.com, has up-to-date, accurate information, as well as additional information not included on national websites. It's compatible with a desktop, mobile phone, tablet and other devices and features 3D video and a wide variety of possible search criteria.
Brokers encourage prospective homebuyers to utilize the site as a first step and then contact a realtor.
Wendler sells T-hangar
Rocky Mountain Commercial Brokers, or RMCB, an exclusive network of independent commercial real estate brokers, has announced the sale a 1,054 square-foot "T" hangar located at 3675 Airport Circle.
The seller was Colorado Orthopedic Outreach, and the purchase price was $90,000.
"This is an end unit location that provides easy aircraft maneuvering,” said Ron Wendler, of Colorado Group Realty in Steamboat, who represented the seller, “The T hangar can accommodate both high wing and low wing aircraft at the same time. The unit is well insulated, has good lighting and wonderful views. All hangars at the airport are on a ground lease."

Workshop on market forecasting offered
Colorado Mountain College will host a workshop on market forecasting from 6 to 7:30 p.m. June 8 in Conference Room 127 at the Entrepreneurship Center at CMC
The free program will cover market demographics and sales forecasting and is geared toward entrepreneurs who are attempting to understand the potential for a product or service.
Topics will include buying patterns, demographics and creating a sales forecast.
The program will be offered by Scott Ford, who has more than 10 years of experience as a counselor to small businesses and as an owner of several small businesses. Ford also has experience creating economic research for government, business and the Chamber.
