Oak Creek home is an affordable option

Oak Creek — The little house on First Street in Oak Creek has been recently remodeled and offers considerable upside in Routt County’s escalating real estate market.
“It’s actually on three lots,” listing broker Kerry Eaton of Town & Country Properties said. “That means you could easily add onto this home.”
The 1,050-square-foot house was built in 1924 and is listed for $254,000. It recently underwent an extensive structural inspection.
The three-building lots are small by today’s standards and don’t signify that the purchaser could build additional residences on the property. However, there is ample room to build an addition on the original house. It includes an oversized detached two-car garage and ample parking for recreational vehicles. It has a fenced yard.
The home is on First Street on the north side of Colorado Highway 131. “It’s within walking distance to both the schools and downtown,” Eaton said.
Improvements covered during the remodeling include a new forced air furnace and water heater fueled by propane, new windows, hardwood floors, stainless steel appliances and a slate lined shower.

The home is on a concrete foundation.
Eaton said she does not have many similar properties to show in South Routt. She said there are a couple of homes priced in the high $200’s in Phipsburg. However, they are on the highway and re-sales in Oak Creek’s neighboring community have not historically been as strong, she added.
Phipsburg lacks the conveniences of Oak Creek’s commercial district, Eaton pointed out.
“Oak Creek is a community where a lot of people are taking pride in their property,” Eaton said.
