On Emerald development proposed

This isn't the first time that a semi-major development involving the expansion of the UGB into pristine wilderness, wetlands and frequently used open space has been proposed.
In the summer of '06 there was a proposal (#CP-06-03) to expand the UGB to build a 31 parcel subdivision on 58 acres of hillside and meadow east of the Sanctuary and effectively cutting off access to Fish Creek Falls via the trail that runs east of Sanctuary, through Routt National Forest and along the south bank of Fish Creek. Only 7 citizens attended (a few spoke) the city council forum at Centennial Hall (10-10-06) to publicly state opposition to the development by a Las Vegas developer. It was denied by the “old” city council but not unanimously (one vote by L. Antonoucci approved of the expansion of the UGB) even though this area has wetland habitat frequented by numerous species of birds, bear, moose and other ungulates and was opposed by the planning commission, city planning services, fire and forest service officials.
The then Assistant Director of Planning Services, Brian Berndt, stated the following “The Steamboat Springs Area Community Plan contains three different sets of criteria of approval relating to the UGB ammendments. Two of the three sets of criteria need to be evaluated in general terms and relative to the amendment requests collectively, while the third set of criteria is specific to the UGB amendments and will be used to evaluate each individual request.
I wouldn't say “the whole world is watching” or “let's send a message”. If you are truly concerned then vote with your feet and show up July 10th.

I was riding out there yesterday morning and RCR 36 is wide and pretty straight. It is far less problematic especially on weekends than say river road, 20 mile road, 129, 131 south of Stagecoach where the excessive vehicle speed and large trucks are far more worrisome without decent shoulders for anything or anyone.
Go by any of the busy bike shops here in town and one will see how Routt Co/Stbt is becoming a more and more bike endemic town. Perhaps too much attention has been directed at currying the favor Triple Crown's love but how about widening some road shoulders. How about throwing your arms around those shoulders and showing a lil' love for the good of the bicyclists and to the drivers trying to manuever around the many cyclists with oncoming traffic?

My wife and I have been to Quintero's three times. Quintero's has very good food (especially their fish dishes) and terrific service. Try the pescado empaplanada…signed a repeat and satisfied customer

Very Well Stated, Murray Tucker. I am a registered independent and what seems clear is that Obama is the only remaining candidate that provides an avenue for any considerable change. Sure we all ruminated over much of the Paul and Kusinich rhetoric but WitchClinton is far too polarizing and confrontational to have any overwhelming success in passing bills through congress. McSame provides no significant alternative to W in regard to the conflict in Iraq, “current voting record” with regard to torture, health care for John Q Public and his stance on the economy/tax cuts for high income recipients/trickle down economics.
I will live with perception of Obama's relative, political inexperience and actually consider it a positive without preconceived ideas and conditioned responses. Thoughtful minds including Dodd, Biden, Hagel, Kennedy, Webb and possibly Colin Powell may provide imperative and heterogenous guidance (not the 'Project for a New American Century' community). Hamas' recognition of someone different and ready to promote dialogue, present alternative views and direction with regard to Israel and a Palestinian state may be most beneficial. Toxic testosterone titers alone works only temporarily in sports and in the Clemens-Bonds-Canseco world of baseball (and no, let's not bring up Triple Crown since they already have 26 comments on their page).
The face and the heritage of Obama may make it more difficult to recruit middle eastern males with no hope of a future against lily white America.

Our mindset as similar to the Hubster. An extra 30 bucks a year is chump change for us considering it was a 68 day/partial day year (about a buck twenty-five per run this year but won't expect that again forever). Recreating on the mountain is a high priority and we'll skimp on other activities and accouterments in an attempt to balance things out (besides the hot springs, a yearly pass at the Howelsen Ice Rink for the over 50 crowd is a mere 50 bucks not to mention the free barbecue this coming monday).
Clearly, expenditures for all ski mountain owners rise with stagflation specifically when overall skier-days decline, a money making Hedge Fund like Fortress-Intrawest comes to town constructing and expecting a significant bottom line in the black, the price of oil rests at a mere 112 bucks a barrel and all the while the number of mom and pop resorts like alta that accrue a relatively humble profit dwindle….I've learned this year that many folks from Crested Butte have been less than enamored with the Muellers as well.

way too many epic powder days to count and this year sets a new benchmark indeed! as a believer in science, i fear longer term changes with the paucity of snowfall totals at lower elevations and increased wildfire risk with more intense global climate changes…

It sure appears like the Triple Crown threat/city council is holding the public at large hostage. If TC's business is so vital to the SS service/tourist industry then shouldn't those businesses need to foot more of the bill to keep them here?
