Buyers aren't the problem. Lending rates are. If you haven't noticed. Rates are almost a point higher than they were in April. Who in their right mind is going to jump in and take out a loan for a home purchase right now? Nobody wants to pay $300 more a month for the same house they could have bought in April.

Have either of you spoken to a realtor lately? From your comments I can see you haven't. There has been a lot of price reductions in our market lately. As for price reductions, it's not the realtors choice. They have to convince their sellers to reduce prices and in an affluent area like Steamboat, sellers can afford to wait or sit on thier properties until better times return.

Prices are coming down a little, although not nearly to the extremes of most areas of the country. You simply aren't going to see a huge influx of buyers until the rates get a little lower.

The Steamboat market is showing strenth in the fact that prices aren't dropping like Colorado snow in Janaury. If prices were falling fast, you wouldn't be seeing any sales happening other than bank foreclosures. We saw that mess in the 80's and we certainlky don't want those days to return. That seems to be what you guys are begging for.

resident, i agree with your working ranch statement although I don't necessarily agree that 10,000 sf houses are a good environmental choice. your post wasn't there when I started typing my last one.

when it comes to developing the land, everyone needs to consider the alternative. they could have bypassed the subdivision process and the conservation process entirely by cutting the property into 35 acre ranchettes and selling of every last inch of it to individuals without any regard for preserving the working ranch. if people want to complain, its not the developer who they should be complaining about or complaining to. the developers are creating these subdivisons exactly as prescribed by our government officials.

our bocc has embraced the LPS model and if you guys want that to change then it's the bocc members you need to speak to.

or each of you could come up with millions of dollars to buy the property and conserve it yourselves.

your reiterating of the information from the county assessors web site shows how much you know vs. how much you think you know. regardless of whether the property is ag or not the information you presented has no bearing on the point you are trying to make.

in colorado, taxes are paid in arrears. the assessors web page isn't going to show taxes charged to an owner that just bought their property this year. you won't see that until next year.

hey 7gen, you were saying “just wait”. wait for what? three 80 degree days and it looks like the elk is still only at 3500cfs at milner. sure it's going to go up some, but it peaked at nearly twice that a few weeks ago. I think you're crazy if you think it's going to happen all over again.

dogd, that's an interesting tidbit about travis henry. I did not know that. however if it's true, and if by families you mean children by a different mother, then I'd say that travis has 10 1st generation half brothers and sisters, not 10 generations of children.

brant, sorry I didn't pick up on the point you were making. That makes sense. 7 generations is going to be a unique number of years for each person. so why are these guys using it as the standard by which they are measuring their family against another?

by the way brant, I'm looking at your numbers. either you are 90 years old or are you pulling my leg like 7gen? I also find it hard to believe so few generations have passed in your family in 300 years.

424. using weststmbtres's math even if 6 generations in a row were all 15 years old when they had babies and 7gen is only 25 years old then that still adds up to 119.5 years. that makes the first generation born in 1888. still a very hard scenario to swallow.

and what does brants family in virginia 300 years ago have to do with any of this.
