On Steamboat 700: Transfer fee ‘unfair’ (anonymous)

Hey 700… dont you think that it is unfair to current Steamboat residents that just because you have money, and want more , that you double the size of our town? Do you think it is fair that your development is going to add population, traffic, congestion, pollution, pressures on existing facilities that you would have to pay a little bit?
You are going to erode the realestate values and have a negative impact every home owner in this town for years to come,
Consider that you are going to forever change the complexion of Steamboat. It will be unrecognizable west of town, like sprawling Aurora… should you not have to pay?
Council… put this annexation to a vote!

The problem has to do with the speed of development. yes steamboat will grow, but all at once? this is a development that is the size of everything to the east of mt werner road.
think about taking the entire whistler area plus the growth on the mtn., and sticking it out west of town.
It is easy to talk about 700 and 2000 houses, the traffic etc,, take a moment to drive out to the whistler area and really see the size of the new development.

Why dont we just pass the 700 tonight and have all the triple crown people move here. If you think an influx of people for 12 days is bad… consider what it would be like if steamboat added that population base, and they were here forever!! Like them or not… triple crowners come in a few weeks, spend some money, then go home.

Steamboat,
Traffic problems from the 700 are the least of our worries. This is a project, that if approved, will have as devestating an impact on northwest colorado as the pine bark beetle.
If This development is allowed to slam 2000 home sites on the market is a short period of time, Steamboat real estate will suffer. People that have purchased in Steamboat 2, Silverspur, Heritage park, or anywhere intown will see their equity vanish. This is to say nothing of the surrounding communities of Hayden , Stagecoach and Oak Creek.
This is nothing more than supply and demand. Flood the market and the price of everything drops. A complete domino effect in the wake.

This group that is doing the development is from Las Vegas. A project of this size there obviously does not double the size of the town.
Growth happens, but please phase this. We all watched the rapid growth of the early 80s in Steamboat. Streets and fire hydrants in an otherwise empty Fish Creek Falls area. Every other house for sale all over town.
Traffic will be a mess, but the least of our problems. Vacant houses in town will be as common as pine bark beetle trees are in our forests Think !
