If you look at a property that has ag status, such as Elk River Mountain Ranches, which is just down the road from Maribou, the taxes on a vacant parcel is about $5.00. As soon as they put a house on it, the property taxes went to about $5,000, depending on the improved value. This is a subdivision that has ag status as well, just an interesting note.
I personally couldn't imagine making the decision to build a house of that magnitude with the knowledge of the cost to our natural resources...then again I don't live in their world. I do know there is a self fulfilling prophecy among the ultra rich that you have to prove your wealth and that helps justify the one's value to those who work for you or those who provide the income. Once that machine gets chugging, it is has a massive appetite and it takes a lot from those that feed it. The massive amount of wealth these folks have and spend is difficult for most of us to fathom. Spending $10MM not insignificant, but neither is that cost for the yacht, the home in Florida and the condo in NYC. Thankfully these projects employ a lot of local folks.
You mentioned that the Yampa is one of the last undammed rivers. I mentioned this to my father the other day and acknowledged that I hear this a lot. I know that Stillwater Reservoir is on the Yampa...Stagecoach and Catamount too. Is there a standard I am missing as I have heard the Yampa is free flowing for a long time...but clearly I don't understand what that means with the three reservoirs I know of.
