They Hayden Planning Com-mission on Thursday will review a sketch plan for a 150-home development proposed west of Routt County Road 37.

Called Dry Creek Village, the project would encompass about 47 acres between C.R. 37 and Dry Creek.

Lots in the subdivision would range from 6,000 to 8,500 square feet and would be developed in three phases, said developer Jim Woods, who also plans to build homes in the project.

The project would include several tracts of open space, which total 25 percent of the subdivision, as required by the town. Most lots would back up to open-space areas, which will include soft-surface trails that eventually will link to Dry Creek Park.

"We spent a lot of time trying to make it the way we did," Woods said.

The project is similar to a 62-home development Woods proposed last year for land directly east of the Routt County Fairgrounds. A lack of access to the area prevented Woods from pursing that project.

The first phase of the Dry Creek Village would involve lots closest to C.R. 37, where infrastructure will be in place for a proposed industrial park just north of the subdivision.

The project would have several streets, including a main drive that eventually would connect to C.R. 53.

Woods said the target price range for homes in Dry Creek Village is less than $220,000.

The Planning Commission will be considering the sketch plan in conjunction with the proposal to annex land for the project.

Also Thursday, the Planning Commission will hold a public hearing for the latest and possibly final draft of the new comprehensive plan.

The hearing will mark a yearlong process to revamp the plan, which will provide officials guidelines for making decisions preserving Hayden's heritage.

The plan provides suggestions emphasizing fiscally balanced growth and developments that extend the town's existing grid patterns.

If approved by the Planning Commission on Thursday, the plan will go before the Town Board for final approval and adoption April 21.

The Planning Commission will meet at 7 p.m. Thursday at Town Hall.
